    The past few days have been a blur. Been all over the front range trying to finish projects up. But just called my realtor back to hear the good news that the septic system has been replaced and all the permits have been signed off and turned in, and that the title company and my lender are good to go for closing tomorrow. That means we close in the morning on my current property, then head to the bank to get a large cashier's check, then close on the new property later that afternoon. Going to be one hell of a day full of signing paperwork.

    It's interesting, this is the first time that I had the realization I am selling my home of the past 10 years. I may actually miss that place some.

    I won't miss the methiness and all that goes along with it. But I have put a lot of blood, sweat, and tears into my current property as well as have finished 100's, if not thousands, of projects in that shop. I have easily spent more than 20K hours of my life in that shop. It is a pretty big chapter in my life being as it is more than a quarter of my life. Lots of memories were made there and this brings them flooding back.

    Lol, that was one of the small projects that I did. It just happened at a bad time as I had blown out my back the second morning of the project. The house was originally built in 1910, so a bunch of maintenance as well as upgrades were necessary. I have upgraded the electrical service from the original 50 amp to 200 amps and all that went along with that to get rid of the old knob and tube, replaced both furnaces in the house and shop, took out a wall in the house and in the shop. removed a front door on the house (it had two, don't ask) including all the rock and siding, repaired and refinished the original hardwood floors after pulling up the carpet that was covering them since the 50's, remolded the entire basement, replaced the original clay plumbing throughout the entire property, added two insulated lean-to/sheds, removed over 20 pickup loads of rock that covered the entire back yard, grew the front and back yard lawns from scratch, added two very nice horseshoe pits, coated the shop floors in epoxy, added air compressor plumbing throughout the entire shop, wired the entire shop for heavy equipment, and many, many, other things. Like I said, a quarter of my busy life.

    Both closings are done! Seller's signed their paperwork early this morning so they wouldn't have to meet us face to face. That said a lot about them, and I have no doubt all the issues throughout this process were indeed their fault and they know it. Also leaves me a bit worried about the condition they will leave the home in after the next 30 days...

    Oh well, the negativity and stress of buying the property is over!

    After a very busy past few weeks managed to get out yesterday. Took a picture at playground by Central City cemeteries then went down road toward Columbine Campground as far as new air down/trailer spot. Got some funny looks. Things are looking more promising to get the Jeep out next month before school starts back up.

    Pretty proud of my oldest son, for many reasons but the latest deals with his car. He has a 2005 Audi A4. Lately it started hesitating and the check engine light blinking while accelerating. Took it to a shop for diagnostic and they said it was the crankshaft position sensor, $200 for the part and $100 on labor. I told my son since we are both pretty busy with work and other things I'd pay it just to get it fixed in a timely manor. He said no and that he'd make time to fix it himself. I found the part (OEM manufacturer) online for under $50 shipped. The sensor is a PITA to get to. He just finished replacing it and even put all my tools away.

    Decided to skip the gym this morning and give my pup Oscar a well deserved walk before it got too hot. He doesn't get too many during the summer as he gets overheated quickly. But 70 degree mornings are perfect! Think I need to do this more often for both our sakes!




    Now I am in the shop wishing I was still out playing with the hound.
